Buying real estate properties will always be a complex affair. There are many factors that dictate whether a buyer seals the deal on a property. One of the most important factors to consider in buying a property is safety. Every home buyer needs to have a property inspected by a professional in order to identify safety risks.

Some safety risks are manageable and they can definitely be fixed. Then there are other safety hazards that cannot be overlooked because to do so could end with costly, disastrous, and lethal consequences in the future. These are five examples of the latter that every prospective buyer needs to keep an eye out for:


Asbestos is commonly found in houses that were built before the 1980s. This chemical can be found in shingles, sidings, and in HVAC insulation ducts. This makes it difficult to detect traces of asbestos. It’s important to learn the dangers of asbestos beforehand because many of the effects of asbestos exposure remain dormant between 20 to 50 years. The impact of asbestos fibers will vary depending on how much you’ve inhaled it.


While it’s possible to remove and prevent the formation of mold, they are often an indication of serious plumbing and ventilation issues. Mold forms in damp, humid and warm areas and they can be transmitted through air and water. This means that mold also has a direct impact on the cleanliness of the air in a house. Unless you’re willing to pay for commercial cleaning products and professional cleaners to get rid of the mold, you’d be better off looking at a different property.


Radon refers to the radioactive byproduct gas that is formed when elements such as uranium, thorium, and radium decay. Like asbestos, radon is difficult to detect and it can also be mixed with construction materials used to build the property. Those exposed to radon gas have a high risk of developing lung cancer.

Sellers are required by law to disclose when their house has radon gas seeping into it. There’s no way to completely eliminate radon from a property, but there are many ways to mitigate its effects. Active soil depressurization is the most popular solution for radon gas. 

Structural Problems

Cracks in a house’s foundation are the most common telltales of a structural problem. These cracks are not only cosmetic defects, they also allow radon, pests, and moisture to enter the house, which further compounds the problems that a buyer may need to fix. Structural problems often cost thousands of dollars to fix. That alone should be enough reason to walk away.

Electrical System Issues

Flickering lights, burn marks on outlets, and exposed wiring are all telltales of a faulty electrical system that prospective buyers need to keep an eye out for. A faulty electrical system is a major fire and electrocution hazard that’s very expensive and tedious to repair because contractors are going to have to dismantle walls, remove and replace faulty wiring, and ground the whole electrical system in order to make it safe.
An untrained person is unlikely to detect these safety hazards, even when this article includes a few telltales to look out for. When buying any real estate property, it’s important for buyers to hire a property inspector in order to accurately determine the state of a property.
