If you’re looking to get a foot on the property ladder, you can save money on your utilities and do your bit for the environment by ensuring the home you choose is energy-efficient. New builds are a good option or properties with an up-to-date HVAC system and smart features. If you are particularly eco-conscious you might also want to look out for renewable power sources such as solar panels and other ways to conserve energy. Here is a quick checklist for buying an energy-efficient home.

Renewable energy sources

If the property is equipped with solar panels this will reduce its environmental impact. It’ll also help you save money on your electricity bill. If you install solar panels on your home, you are even entitled to a tax credit as part of a government initiative to incentivize the use of green energy. You could also consider water conservation systems and LED lighting, to maximize efficiency.

Solid insulation

Insulation is paramount to your home’s efficiency. Heat is lost easily through the roof, floor, windows, and walls of a house. Your real estate agent will be able to inform you of the type of insulation in the property. You can also ask them if the place was built using sustainable materials such as reclaimed wood. 

Smart home features

Smart home features are the best way to keep on top of your energy consumption. The top features of a smart home system include automated settings, remote access, and smart appliances. You can control all the features of your smart home from a single device, such as your thermostat, electrical appliances, and lighting. Home automation is the latest in energy-efficient technology, and thanks to the internet of things (IoT) it’s becoming much more common in newer properties.

Up-to-date HVAC system

One of the most important factors to consider when buying a house is the heating, cooling, and ventilation system. If you’re plumbing and heating aren’t up to date, this could result in costly repairs or even replacements in the future. They’ll also be less efficient and could increase your bills. It’s also a good idea to check the ventilation system as this will prevent mold and keep clean air circulating. Speak to your realtor and find out all the information you can. You can even ask to see previous utility bills to get an estimate. 

Energy star appliances

When inspecting the appliances for your new property, find out if they are certified by energy star. Energy star helps consumers save money on operating costs, as appliances have to meet certain standards before they can be certified. Look for an energy star label as this means the appliance has been rated as energy-efficient by the Environmental Protection Agency (EPA). 

An eco-friendly home is not only better for the environment but it could save you a considerable amount on your utility bills. Speak to your real estate agent about your preferences and they will be able to find you a more energy-efficient property to suit your budget.
