In 2022, everything from tenant communication to collecting rent involves some form of software. If you’re struggling to keep up, it might mean that it’s time for an upgrade.

You want your property management software to include an easy-to-use tenant portal, an effective way to do background checks, and even some convenient marketing tools.

2. Keep Great Contractors On-Call

Part of your role as a property manager is to make sure that tenant requests are all taken care of right away. A maintenance request might be minor, but a quick response will give you a better reputation and may encourage tenants to renew their leases or recommend your buildings to their friends and family members. 

You’re not responsible for taking care of everything on your own, though. Hire contractors to deal with maintenance problems. Build relationships with them so you can continue using the same contractors long-term.

When you do routine maintenance, you’re saving yourself money (and headaches) in the long run. You’ll catch problems before they turn into expensive catastrophes. 

Routine inspections (even if they’re only of the common areas and not individual dwelling units) will help you keep everything in great condition for your tenants.

You can do routine apartment or home inspections as well, but try not to do them too frequently if you don’t want to disturb your tenants.
