3 Things You Cannot Do Without When Selling Your Home

By  |

Many people find that selling their homes can be a complicated and stressful process. The good news is it’s possible to greatly reduce the effort and hassle involved, just by making sure you have the following three vital things in place. Keep reading to find out what they are.

A professional home inspection

First of all, before you can sell your home you will need to get a professional inspection or survey. This will include expert inspectors visiting your property to check a variety of things such as the integrity of the walls, roof, windows, and bathrooms.

The type of thing that may cause your property to fail a survey includes issues with the electrics, dampness, mold, and drainage, among others. The purpose of an inspection is to demonstrate to potential buyers that your property is up to a certain standard and that there are no major issues that could be dangerous or costly that may present themselves after they buy.

Most surveys will show up at least small issues that need resolving, so be wary of your property being given a completely clean bill of health. If you find this is the case you may wish to consult with another surveyor or inspector for a second opinion.

An experienced real estate agent

Another thing that you must secure before you go through the process of selling your home is the services of an experienced and capable real estate agent. Of course, there are many options to choose from these days including online realtors, and some people even choose to take on the task themselves.

However, there are so many benefits to using a professional from their knowledge of the Real Estate Market which can help you price your home, to their experience staging your home for sale. Professionals are also able to effectively deal with potential buyers for you, something that can make the already stressful process of selling your home a great deal easier.

The right price point

Last of all, before you sell your home you will need to set the right price point. This can be a complicated thing to do because so many different factors seem to feature in the equation. For example, many people have a new home in mind when they sell, so they want to set the price high enough to cover that. Others have huge emotional connections to their properties and believe that the price they set should reflect this.

However, what it is vital to remember here is that the price you ask when selling your home should only be based on three things. The first of these is the valuation that your realtor gives you. This is because they will have an excellent knowledge of the local market and so be able to give you the most accurate price.

Secondly, consider whether you want to sell fast or if you can hold on for a while. If it’s the latter you can afford to price your home a little higher, then wait to see if anyone comes along that will pay this price. However, if you want a fast sale you may have to reduce the asking price to temp quicker offers.
